Increasing Occupancy At Your Self Storage Facility Through Effective Marketing

By Derek Naylor There are only 3 ways to grow any business including your self-storage business. 1. Acquire New Customers (Increase Occupancy) 2. Increase The Value Of Each Customer 3. Lower Operating Expenses/Increase Margins If you think about it for a few minutes, youll quickly realize that everything youve done to increase profits has fallen under one of those 3 categories. If you find yourself engaged in a discussion about ideas that dont fall into these areas, youre in a danger zone and need to back up and make sure you start with this foundation prior to continuing. Ive seen millions of dollars wasted on ideas that fall outside of these 3 areas and I would be doing you a disservice by not cautioning you on the danger of even exploring the ideas if they dont fit snuggly into these categories. So, let’s get started with point number one: Acquiring New Customers Although there are other ways to increase the profitability of your storage facility, increasing occupancy is the most obvious and talked about method. However, since there are so many ways to acquire a new customer, there is a lot of confusion and therefore a lot of money wasted in this business on bad marketing and sales tactics. Before we get into the tactics of actually acquiring new customers, we need to take a holistic view of what is actually happening in your marketplace when a prospective customer needs storage and begins the hunt for a facility to store their belongings. In order to create powerful marketing strategies we need to first see the world through your prospects eyes, in an effort to understand their motive in deciding to use storage in the first place. Then to understand their motive in choosing whatever facility they do. Youve likely heard the maxim: If you want to know why John Smith buys what John Smith buys youve got to see the world through John Smiths eyes. As a marketer, that is one of the most valuable, underused maxims of all time. See, marketing has many definitions. But ultimately it all boils down to MOTIVATING somebody to use your product/service to satisfy their need or want. But, in order to motivate, we must understand motive. We uncover motive by now this is real rocket science here so brace yourself asking your customers and prospects what their motive is! Imagine that! Now, this must be done correctly since we know that a persons first, surface level answer is usually not the complete and real answer but it really boils down to asking them why Why, after all of these years of a cluttered closet or garage, did you finally decide to use self storage? Why, Businessman, did you finally decide to use self-storage to expand your distribution reach? Why, of all the choices in town, did you choose us? Why, why why? After asking the right questions, the right way, enough times, youre able to start drawing some good conclusions. But were not finished After we know what their motive is, we still need more invaluable information from these ever important people. After all, my opinion, your opinion and your marketing departments opinion doesnt matter one bit! Know why? Because were not the one paying the money for the space. Were not the one that pays the billsyour customer is! Getting in their head is absolutely critical and one of the most valuable things you could spend your time doing. But uncovering their motive only tells us what motivated them to use self-storage and maybe why they chose you over the competition; were out to win a lions share of the market -arent we? So, we need to learn their frustrations, ultimate desires and non-motivators so we can learn what INNOVATIONS to implement to motivate them to choose us, over our competition. In short, we need to find out what their buying motive is and how to get them to give us their money instead of giving it to your competition. That knowledge is most important! The process we just described is a part of Storage Marketing Solutions Discovery Process. To date, weve done thousands of surveys across the country and already have great insight into your customers and prospective customers minds. But, since each competitive environment is slightly different, we always conduct new surveys for new clients to ensure the data is similar to maximize the return on their marketing investment. In addition to uncovering buying motives, we do competitive analysis by shopping your competitors and conducting in depth staff surveys to gather further perspective. After this is complete we now can create the right strategy and begin developing the message and tactics that we will deploy this powerful message with. Before pro sports teams prepare for their next game, what do they spend time doing? Thats right, reviewing game film of their toughest opponent actually playing. They do this so they can watch the play patterns, defense style and coaching moves of their competition. This helps them prepare and practice for their specific opponent. The same holds true for a court case. Before a case ever goes before the judge or jury, both attorneys do as much as they can during a discovery phase to create their case/game strategy. Why should marketing strategy be any different? It shouldnt! Most marketers dont think twice about strategy. Rather, theyre artists. They create stuff that looks good and might get a laugh out of somebody without ever considering a solid strategy They do this without ever considering what to say, how to say it and who to say it to in order to motivate the prospect to pick up the phone, call you and choose you to store their belongings. After innovations have been made to make you the obvious choice to store their belongings with, its time to talk about delivering this powerful message weve just created. This is done through advertising mediums. This includes Television, Radio, Direct Mail, Yellow Pages, Billboards, etc. Rather than go into each medium, Ill get straight to the point on this For most facilities, spending advertising dollars on anything but Yellow Pages, Internet and Direct Mail is a giant waste of your money. Convenience and location are by far the biggest decision factors in the self-storage business. People want their belongings close and within easy access! This is why most of your customers live so close to the site they store at. So, advertising to somebody 20 miles away by using mediums like radio, TV and sometimes even Yellow Pages is absolutely pointless. Why would you make somebody an offer who wont accept it even if they wanted to? Rather you should focus on the closest 30,000-60,000 households to each of your facilities. They are close, you are convenient and you can inexpensively deliver them a message that motivates them to use you. To fully occupy each facility, you probably only need 1%-5% of that universe to become a customer. All of your marketing tactics should focus on those who live and/or work by your facility. Period! Now, before you say something along the line of: Direct mail doesnt work or, I trash every piece of direct mail that comes my way, consider this: according to the Direct Marketing Association, Direct Mail is still the most efficient and effective way to advertise. If youve tried direct mail in the past, and it didnt work, dont challenge direct mail. What you need to do is challenge the way you did the direct mail. Almost every client we have has moved very cautiously towards making a small test investment in direct mail only to be proved wrong. Remember, most people WILL trash your piecethats fine. The Fly Fishing Adventures of Mike and Curtis

By Steve Robbins Curtis Sledge and Mike Hammer are good friends who love to fly fish. They have been on many fly fishing trips including several misadventures. For example, one summer day Mike, Curtis and this cute young blonde in a brown bikini went fly fishing the coast for redfish. As usual, Mike has a little too much to drink. He gets up to get another beer, loses his balance and falls out of the boat. The young blonde says, What should we do?” Curtis says, “You better jump in after him, he’s been under water for a while, he might need some help.” So she jumps in, and after some time, she surfaces. She says, “Curtis, help me get him in the boat.” They wrestle Mike back into the boat (he is a big ol boy you know). The girls says, “Oh no… what do we do now, it doesn’t look like he’s breathing.” Curtis says, “You’d better give him mouth to mouth, cuz I sure aint” So she then puts her mouth over Mik’es mouth and starts to blow air into into his cold body. She soon sets up and says, “Whoa, I don’t remember Mike having such bad breath.” Curtis says, “Come to think of it, I don’t think Mike was wearing a three piece suit, either.” A few years later, Mike and Curtis went on a fly fishing trip deep into the Colorado wilderness. They hiked for hours and then set up camp. Neither one of them being in the best physical condition (remember, theyre pretty big ol boys) they were completely exhausted. They decided to wait until morning to fish. So, after their tent was all set up, they crawled in and fell sound asleep. A few hours later, Mike wakes up. He then wakes up Curtis and says, “Hey wader breath, look towards the sky and tell me what you see?” Curtis replies, “I see millions of stars.” “OK What does that tell you?” asked Mike. Curtis ponders for a minute, and then says, “Astronomically speaking, it tells me there are millions of galaxies and potentially millions of planets. Astrologically, it tells me that Saturn is in Leo. Time wise, it appears to be approximately a quarter past two in the morning. Theologically, it’s evident the Lord is all-powerful and we are small and insignificant. Meteorologically, it seems we will have a beautiful day tomorrow. Curtis then asks, What’s it tell you, Mike?” Mike is silent for a moment, then says, “Curtis, you idiot. Someone stole our tent.” The following year, Mike and Curtis go on another fly fishing and camping trip. They pack a cooler with sandwiches and beer lots of beer. After five hours of hiking, and dragging that cooler, they arrive at a great spot. Its a nice level campsite next to a pristine trout stream. As they began to set up camp, they realize theyve forgotten a bottle opener. Curtis turns to Mike and says, “Youve gotta go back and get the opener or else we have no beer.” “No way,” says Mike. “By the time I get back, you will have eaten all the food.” (Remember these are two pretty big ol boys) “I promise I wont,” says Curtis. “Just hurry!” So Mike leaves. Curtis keeps his word. Three full days pass and theres still no sign of Mike. Exasperated and starving, Curtis finally digs into the sandwiches. Suddenly, Mike pops out from behind a rock and yells, “I knew it! That settles it Im not going!” Two years ago, Mike and Curtis decided that they wanted to fly fish the Alaskan wilderness again this year. They got a pilot to fly them into the far north to one of the best Alaskan trout streams. They were quite successful in their venture and kept a huge amount of fish. The pilot came back, as arranged, to pick them up. They started loading their gear into the plane, including the many large bags of fish. But the pilot objected and said, “My plane can only handle a certain amount of weight. You two are pretty big ol boys so with all of your gear and all that fish I’m afraid the plane cant handle it.” He then said “You can only load two bags of fish… you will have to leave the rest behind for the bears.” Mike and Curtis both argued with the pilot. Mike said, “the year before we kept this many fish and the pilot allowed us to put them all on board.” “Yea and the plane was the same model and capacity as this one” said Curtis. Reluctantly, the pilot finally permitted them to put all the fish on board. But when they attempted to take off, and leave the valley, the little plane could not make it and they crashed into the wilderness. Climbing out of the wreckage, Mike asked Curtis, “Do you know where we are?” “I think so,” replied Curtis. “I think this is about the same place where we crashed last year!” Finally, a short while ago, Mike and Curtis were fishing their special creek off the beaten track. The stream was loaded with Brookies and they were slamming dry flies all day long. This was dry fly fishing at its best. Mike and Curtis were having the time of there lives when suddenly, out of the bushes, jumped the Game Warden!!! Immediately, Mike threw down his fly rod and started running through the woods as fast as he could go. Now this was a site to see remember, Mike is a pretty big ol boy. He was thrashing through the brush like an ape gone wild and hot on his heels came the Game Warden. After about a half mile Mike stopped and stooped over with one hand on his thigh and the other on his chest trying to catch his breath. The Game Warden finally caught up to him. Lets see yer fishin license, Boy the Warden gasped. With that, Mike pulled out his wallet and gave the Game Warden a valid fishing license. Well, Mike, said the Game Warden, You must be about as dumb as a box of rocks!!! You don’t have to run from me if you have a valid license! Hot Tub & Spa Cover Buying Guide

By Jay Labelle There are many hot tub & spa covers available on ebay and the internet. This guide is designed to help you know the attributes that make up a hot tub & spa covers, so you can choose the best spa cover for you, at the best price available. Foam thickness All spa covers these days are tapered so that the rain, snow and ice will runoff much like the roof of your house. You will find covers ranging in thickness starting at a 3 inches in the middle tappered to 2 inches on the outside edge, to a 5 inch tappered to 4 inches. The difference in the thickness of the foam is not only size but also load capacity, and that is the most important part of the thickness. The thicker the foam the more load the cover can withstand. For example a 4 x 2 tapered cover can withstand approximately 75lbs. of load capacity before it will break whereas a 4 x 3 can withstand 125lbs. of load. And lastly a 5 x 4 can withstand a load of 250lbs. As with everything there are tradeoffs the more load capacity the heavier the cover. The most important thing to look at is your climate, the more snow load the heavier the cover you require. If your spa is at deck level and people are possibly going to walk on it you will need a 5 x 4. If your spa is indoors you can get away with a 4 x 2 taper. The best cover for most conditions is the all season cover, the 4 x 3 hot tub cover taper which is manageable weight and great load capacity. Foam density Foam density plays a vital role in your insulation value and again the load capacity that your cover can endure. The levels of foam density being used today are 1lbs. and 1.5lbs. The foam density is measured by pound per square inch. The lower the foam poundage the more open the cells of the foam are. This results in lower R-value, lower weight capacity and higher saturation points. These three points are important to the performance of your spa cover. The density of your foam will enviably determine the years of service your hot tub cover will provide. The higher the density the longer it will take for the cover to become waterlogged. The higher the density of foam, the lower your operational cost will be. For these reasons always go for high density 1.5lbs. virgin foam regardless of your location. Vinyl The vinyl used in todays high end spa covers is 30 oz. and is treated with UV and mildew inhibitors which allows for more hours in direct sunlight and keeps mildew from building on your cover. Always look for covers with marine grade vinyl. With the new treatments available on marine grade vinyl fading is minimal and you can choose the darker colors to accent your yard. Scrim The Scrim is the material used on the underside of your spa cover. The primary function of the scrim is to protect the foam core from moisture. There are many different types of scrim available ranging from cheap mesh to the latest and greatest reflective full backing. We recommend only full scrim for the underside and protection of your foam cores. There are different types of full scrims as well. Some are water repellent and some are not. The best scrim out there is the reflective scrim which deflects the radiant heat from your spa back into the spa reducing your heating cost, but more importantly this material is water repellent saving your foam core and adding years of service to your cover. Poly wrap Poly wrap is moisture barrier around the foam core. Most poly wraps are 2 mil. and are vacuum and heat sealed. The first thing to look at is the thickness of the poly wrap do not accept anything less than 2 mil and if you can upgrade to 4 mil or a double vapor seal, it is well advised to make the investment. Look out for poly wraps that are taped, these will not stand up to the moisture in your spa and cause your hot tub top to become waterlogged. Locks This is very important as there have been increased reports of accidental drowning among small children in spas. There are options available 2 locks or 4, we highly recommend 4 locks, 1 in each corner for as stated safety, and as well to keep your spa top in place due to wind. Remember to always insure that new hardware is installed for your locks as the plastic will wear over years of use. Try to replace your locks in a different location from where they were originally as the original location will be worn. Reinforcement All spa covers should have a reinforcing c-channel either aluminum or galvanized steel. Either one is fine with the galvanized steel being slightly stronger but a little heavier. This is a minor tradeoff and either is sufficient. Cover Protection There are many ways to protect your spa cover. The best way is to use a Spa Cover Cap which is a tarp like cover with an elastic hem that goes over your cover and protects the cover during the winter months. The KEY to TRUE Weight Loss

That means you scoop, weigh and measure all your food eat, all the water you drink and everything that may touch your lips. Ah There lies the problem! Restriction. Time. Work. By Max Bellamy Lawn mowers need repairs from time to time depending on the extent of damage suffered. Maintaining a lawn mower needs meticulous planning. Supreme Court Decision Old Colony Trust Company vs Commissioner

By Kum Martin In 1929, the U.S Supreme court issued a decision in which case a company was paying taxes on behalf of an employee of that company as a matter of convenience. Old Trust company argued that the sum paid as income tax on behalf of the employee did not constitute income for that employee, and therefore was not itself subject to tax. They argued that to tax that sum as income would constitute double taxation. Commissioner argued that this does constitute a form of income for the employee and tax must therefore be paid on it. Specifically they said “Because the payment of his income taxes was in consideration for his continued employment, the payments constituted income to the employee.” They also pointed out that by accepting Old Colony Trust Company’s argument, it would make it too easy for people to avoid taxation by restructuring payment to third parties. They could organize a system where people paid taxes for each other in order to achieve far lower tax rates. The precedent set in this case also established that benefits provided to an employee are taxable as well, such as trust funds, gifts, and vacations. These benefits must be primarily work related not to be taxed. Early such court decisions, during a time when income tax had just been introduced, help shape the modern system of taxation. They were the proving ground for the new laws, and these precedents are often consulted by modern judges when determining how to apply tax law.
